  1. I tour the property in person and record what I see. Not a highlight reel. Video of the basement, the mechanicals, the roofline, the grading around the foundation, the street in both directions, and whatever the listing photos carefully avoided.
  2. I tell you what a photo cannot. Whether the finished basement smells damp. Whether the addition was permitted. Whether the neighboring property affects the sightline you are paying for.

The one thing that surprises almost every out of state buyer

New York is an attorney state. A lawyer handles your contract and your closing, which is different from many of the states people relocate here from. This is not a hurdle. It is genuinely useful protection. But it needs to be lined up early, because the contract moves quickly once an offer is accepted.
