The short answer

Yes. You can buy a home in Rochester, NY without setting foot in it, and people do it every month. It works when three things are in place: someone local who inspects the property honestly on your behalf, an inspection contingency you actually use, and a written record of what was seen. It goes wrong when a buyer relies on listing photos and a video call alone.

I have closed a purchase this way. An out of state family hired me, bought a home on my assessment of it, and did not stand inside the house until the final walkthrough. That is a real thing that happens, and it is not reckless when it is done properly.

How the process actually works

1. You pick your areas before you pick a house.
Rochester is a collection of towns that feel quite different from one another. Pittsford,

Brighton, Penfield, Webster, Irondequoit, Greece and Henrietta each have their own price ranges, housing stock and commute times into the city. Narrowing to two or three towns first saves you from evaluating houses that were never going to work.

2. Your agent walks the property and reports honestly.
This is the part that matters most. Photos are chosen to sell. A walkthrough video taken by someone who is paid only if you buy is not the same as a candid assessment.

What you want is someone who will tell you the basement smells damp, the roof looks close to the end of its life, or the neighboring lot is being cleared for construction.

I spent more than ten years buying, renovating and reselling houses before I was licensed. That background is the reason I read a house for condition rather than for presentation.

3. You write the offer with an inspection contingency.
An inspection contingency gives you the right to have a licensed inspector examine the home and to renegotiate or withdraw based on what they find. When you are buying remotely this is not optional. It is the mechanism that makes the whole thing safe.

4. The inspection happens and you get the full report.
A standard inspection covers structure, roof, electrical, plumbing, heating and cooling, and visible water intrusion. In Rochester I pay particular attention to older heating systems, foundations in homes built before 1950, and drainage, because our freeze and thaw cycles are hard on all three.

5. Appraisal, title and financing proceed normally.
None of these require you to be present.

6. You do a final walkthrough, in person or by video.
This is your last check that the home is in the condition you agreed to buy.

What actually protects you

  • The inspection contingency. Use it. Do not waive it to win a bid when you have

not seen the property.

  • A written condition summary from your agent, not just a video. Something you can

re-read.

  • Photographs of the problems, not the highlights. Ask for pictures of the furnace,

the electrical panel, the basement corners and the roofline.

  • A conversation about what the agent would not buy. If your agent has never

advised you against a house, you do not yet know how they assess one.

Where remote purchases go wrong

  • Waiving inspection to compete in a multiple offer situation
  • Relying only on the listing agent's material, since that agent represents the seller
  • Underestimating what a Rochester winter does to a home that has been vacant
  • Not asking about the street and the immediate surroundings, which photos crop out
