NY
Penfield
Penfield sits on the east side of Monroe County and borders the east side of Irondequoit Bay. The Town of Penfield describes itself as the sixth largest town in the county, covering 37.85 square miles with an estimated population of about 38,000. Daniel Penfield founded the town in 1810, and the Historic Four Corners still marks its original center. See current Penfield homes for sale.
Housing stock. Penfield is mixed rather than uniform. You will find established mid-century neighborhoods, later suburban subdivisions, newer construction toward the edges of the town, and townhome and condominium developments. Lot sizes and setbacks differ noticeably between the older sections near the Four Corners and the newer developments, which is worth knowing before you fix a search radius.
School districts. Penfield is served by more than one district. The Town of Penfield states that the Penfield and Webster school districts serve the community, and part of the surrounding area sits near the Fairport district boundary. District boundaries do not follow town lines, so confirm the district for the specific address rather than assuming it from the town name.
Getting around. Penfield Road, New York Route 441, runs east to west through the town and past the Historic Four Corners. The town's position on the east side of the county puts downtown Rochester, the university and hospital corridors, and the airport within a normal suburban drive, though your actual commute depends a good deal on which part of Penfield you are in.
Parks and open space. The town reports more than 1,400 acres of open space and parkland, with hundreds of miles of trails, walkways and sidewalks. Named town parks include Harris Whalen Park on Penfield Road, Rothfuss Park, Veterans Memorial Park, and Heritage Park at the Historic Four Corners.
Property taxes. Tax rates vary by district and by parcel, and the difference between neighboring towns can be larger than buyers expect. Check the bill for the specific parcel rather than a town average before you make an offer.
