If you are searching Rush NY homes for sale, you have probably already noticed something odd: every website gives you a different price for the same small town, and none of them agree. This post shows you exactly what was for sale in Rush on August 27, 2026, what the published price figures actually measure, which sources fall apart under scrutiny, and what you can verify about the town before you write an offer. Where a number does not exist, I say so instead of guessing.

Four. Not forty. That single fact should reset your expectations before you read another statistic about the Rush New York housing market. This is a small town with a thin market, and a spread of nearly $900,000 between the lowest and highest listing tells you the inventory is not one type of house. It is a handful of unrelated properties that happen to be for sale at the same time.

Two practical consequences follow from that:

  • You may wait weeks for something to come on. If you need to be in a house by a fixed date, Rush alone is a hard search. Most buyers I work with widen to include West Henrietta, Mendon and Honeoye Falls.
  • When something does list, there is no comparable sitting next to it. Pricing a Rush house is a judgment call, not an arithmetic exercise, and that cuts both ways for buyers and sellers.

Does the $387,000 median asking price mean anything?

It means something narrow: it is the middle asking price of the homes listed in Rush in August 2026, per Movoto. It is not what houses sold for. Movoto also reported a median list price of $163 per square foot, list prices down 2% versus July 2026 and down 4% versus August 2025, and a median 25 days on market, a 69% decrease from August 2025.

The most recent sold figures I can source for the town are older than the asking-price figures, and they do not line up neatly.

Note the Redfin trap. The Redfin page for Rush reads as if it is current, but the data on it is for August 2025, not August 2026. Its own numbers show why the town is hard to measure: five homes sold that month, against six the year before. A 24.6% swing in median price on a sample of five houses is not a market movement. It is one big house selling, or not selling.

Notice also the Homes.com February 2026 figures: a median of $294,450 against an average of $385,761. That $91,000 gap is the signature of a thin, skewed sample where a couple of high sales pull the average away from the middle.

What is not available for Rush, and why that matters

I could not find these from any source I would stand behind, so I am not publishing a number for them:

  • A Rush median sale price for any month in 2026 from an MLS-derived source
  • Months of inventory for Rush
  • Sale-to-list ratio for Rush
  • Sold price per square foot for Rush
  • An MLS-verified active listing count for the town

If an agent quotes you any of those with confidence, ask which report it came from and what period it covers. In a town selling roughly five houses in a month, the correct answer is often that the number does not exist yet.

What can you verify about living in Rush NY?

The verifiable things are mostly physical and administrative, and they are worth more to you than a median price anyway.

  • School district. Rush is served by the Rush-Henrietta Central School District. Confirm the assigned schools for a specific address with the district directly, because attendance areas do not follow town lines everywhere. If you are searching Rush Henrietta school district homes, remember the district also covers a large part of Henrietta, which is where most of the inventory in that district sits.
  • Water and septic. Many Rush properties are on private wells and septic systems. Ask for the well depth and flow, the last water test, the septic type and the date it was last pumped or inspected. Build a septic inspection and a water potability test into your offer, not into your hopes.
  • Lot size and use. Rush parcels run larger than what you find in Brighton or much of Pittsford, and several are on active agricultural land or adjoin it. Check the town zoning for the parcel and ask whether it sits in an agricultural district, which comes with a disclosure at closing in New York.
  • Heating and utilities. Propane and oil are common on rural parcels. Ask for twelve months of fuel and electric bills before you assume a monthly cost.
  • Internet. Service varies parcel by parcel. Check the exact address with the provider, not the town.

What is the Rush NY commute to Rochester like?

Rush sits south of Henrietta, and most trips into Rochester run north through Henrietta on Route 15 or via I-390. That is the geography. What I will not do is quote you a drive time, because the number that matters is your drive, on your route, at your hour.

Do this instead: before you make an offer, drive from the property to your workplace on a weekday morning and back at 5pm. Two trips, real conditions. Buyers who skip this step are the ones who call me a year later. Two of the four current listings sit at price points where a longer commute is a genuine trade-off against what the same money buys closer in, so test it.

How to make an offer in a four-listing town

With this little inventory, the usual advice about comparable sales gets weak fast. Here is what I actually do:

  1. Pull sold comps from a wider ring, including Mendon, Rush, Honeoye Falls and rural West Henrietta, then adjust for acreage, outbuildings, well and septic condition, and road frontage.
  2. Check how long the specific house has been listed and whether it has been listed before and withdrawn. Cumulative days on market tells you more than the town median.
  3. Get the inspection scheduled before you commit to waiving anything. On rural parcels, the septic and water results change the value of the house, not just your comfort level.
  4. Ask the seller for the survey, the tax bill and the fuel bills up front. If they exist, they should be easy to produce.
