Which Rochester NY suburbs work best for hybrid workers commuting to the office a few days a week?
Brighton and Pittsford sit closest to I-590 and I-490 for short trips into downtown Rochester. Henrietta and West Henrietta feed straight onto I-390 and the Thruway. Rush, Mendon and Honeoye Falls trade a longer drive for larger lots. Monroe County's median sale price hit a record $308,500 in May 2026, so pricing varies sharply by town.
If you are moving to Greater Rochester with a job that puts you in an office two or three days a week, the buying decision changes shape. You are no longer optimising for a daily rush hour. You are trading a handful of longer drives for more house, a bigger lot, or a street with less traffic on it. This post walks through Rochester suburbs for hybrid workers: commute times, highway access and home prices across south and southeast Monroe County. It also tells you plainly which numbers I have from sourced data and which ones I do not, because inventing a figure to fill a gap is how buyers end up surprised at closing.
What does hybrid work actually change about where you buy?
It moves the distance line, but it does not move it as far as most buyers first assume. Three trips a week instead of five makes an extra fifteen minutes each way feel manageable in September. In February, with lake effect snow across the southern towns and an unplowed side road, that same fifteen minutes reads differently. The honest way to think about it is total time per week, then a separate test for the worst version of the drive.
The second change is inside the house. When you work from home two or three days a week, you need a room with a door, not a corner of the primary bedroom. That single requirement rules out a surprising number of otherwise well kept homes in this market. Metro Rochester's housing stock is older than most: Realtor.com's late 2025 analysis, reported by RochesterFirst on December 19, 2025, put the median home in the Rochester market at built 1966. Homes from that era often have four small bedrooms and one usable living space, not a den or a bonus room.

One clarification that trips up out of town buyers: West Henrietta is a hamlet and postal designation inside the Town of Henrietta, not a separate municipality. When you search 14586 you are searching part of Henrietta, which matters for taxes, assessment and the Rush-Henrietta Central School District boundary.
How long is the commute from Pittsford or Henrietta to downtown Rochester?
I do not have verified commute time data for these towns in my sources, so I am not going to publish minute figures you could hold me to. What I can give you is a method that beats any number in a blog post, including mine.
- Drive the exact route on a Tuesday at 7:45 in the morning, then again at 4:45 in the afternoon. Not a Sunday, and not from the listing to the highway ramp. Door to desk.
- Do it twice from the two towns you are actually choosing between. The difference is often smaller than the price difference between them.
- Ask about the last two winters when you tour. Sellers and neighbours will tell you which roads get plowed early and which do not.
- If your office is on the eastern side of downtown or at a medical campus, check whether your route crosses the I-490 and I-590 interchange. That single stretch shapes more Rochester commutes than distance does.
- Count the non work trips too. Groceries, the gym, the airport. Hybrid schedules shift more driving into midday, when local arterials in Henrietta are busy.
What do homes cost in south and southeast Monroe County?
The county level numbers are solid and the town level numbers are thinner than most articles admit. Here is what I have with its reporting period attached.
- Monroe County's median sale price reached $308,500 in May 2026, a record high, using New York State Association of Realtors data as reported by the Rochester Business Journal on June 26, 2026.
- Zillow's average home value for Monroe County was $285,439, up 4.1% year over year. That page carried no date when I checked it, so treat it as an index estimate rather than a current sale figure.
- For contrast, Movoto put the City of Rochester median list price at $185,000, or $102 per square foot, down 3% year over year in August 2026. City asking prices and suburban sale prices are two different animals, and confusing them is the fastest way to misjudge a budget.
I do not have verified 2026 median sale prices or days on market for Henrietta, West Henrietta, Pittsford, Brighton, Mendon, Rush or Honeoye Falls individually. Town and hamlet samples in this part of the county can be a handful of closings a month, which makes a published median swing on the strength of two large sales. When I price a home in any of these towns, I read the actual comparable sales street by street rather than a town average. Directionally, Pittsford and Brighton sit above the county median and the outer southern towns spread widely depending on acreage and condition, but I am not going to attach a number to that without the sales in front of me.
Worth knowing about demand: that same Realtor.com analysis ranked Rochester the number two US housing market for 2026, forecasting 5.3% sales growth and 10.3% median price growth for the year, and reported that 40% of listing views originate out of state. It also noted a median homeowner age of about 55, which helps explain why turnover here stays low and good listings move quickly.
Where do rates leave the monthly payment?
Rates are close to flat year over year, so they are not the variable that changed. Freddie Mac's Primary Mortgage Market Survey put the 30 year fixed at 6.66% on August 27, 2026, against 6.56% a year earlier. The 15 year fixed was 5.98% on the same date. In its August 27 commentary, Freddie Mac described more homes coming to market and slower price growth in many areas as giving buyers better options.
Practically, that means the gap between two towns is driven by price and taxes, not by financing. Ask for a payment estimate that includes the property tax line for each specific town and school district you are considering. In this county that line is large enough to reorder your shortlist.
What to check inside the house when you work from home
- A room with a door and a window that is not a bedroom you need. In 1960s and 1970s ranches and splits, that is often a converted den off the garage, which may be uninsulated.
- Where the internet service enters the house, and where the existing jacks are. Older homes in Brighton and the Pittsford village area frequently have wiring in one corner of the basement only.
- Noise. Homes backing onto I-390, NY-15 or Jefferson Road can be quiet inside with newer windows and loud with original ones. Tour with the windows shut and again with one open.
- Heating zones. If you are home all day in January, a single zone system heating the whole house to keep one room usable shows up on the bill.
- Water and septic in parts of Mendon, Rush and outside the Honeoye Falls village line. Budget for a well and septic inspection, not just a home inspection.
- Driveway length and slope. A long rural driveway is a plowing contract, not a feature.

Which of these towns has the best highway access?
Henrietta, including the West Henrietta hamlet, has the most direct access, with I-390, NY-15, NY-252 and Thruway Exit 46 all within the town. Brighton is closest to downtown via I-590 and I-490. Mendon and Honeoye Falls have no highway within their borders, so you drive several miles of local road first.
Is it cheaper to buy in Henrietta than in Pittsford?
My sourced data does not include separate 2026 median sale prices for either town, so I will not quote one. Broadly, Pittsford homes sell above the Monroe County median of $308,500 recorded in May 2026, and Henrietta covers a wider range because its housing stock spans 1960s ranches through newer construction. The reliable answer comes from pulling recent comparable sales for the specific streets you are considering.
Are Rochester area prices still climbing in 2026?
Monroe County's median sale price set a record at $308,500 in May 2026 according to NYSAR data reported by the Rochester Business Journal. Realtor.com's forecast from December 2025 called for 10.3% median price growth across the Rochester market in 2026. Those are two different things, a recorded sale figure and a forecast, and they should be read separately.
Should I buy further out to get a dedicated office?
Sometimes, but run the numbers before you assume it. In some cases a slightly smaller home closer in, with a finished room over the garage, costs less than a larger house twenty minutes further out once taxes and winter driving are counted. Decide how many office days you actually have in a typical month, then price both options properly.
How current is town level data on the big listing sites?
It varies, and the labels matter. Some pages report list prices, some report sale prices, and some report an index estimate with no date on the page at all. The same Rochester market was published at $185,000 median list in August 2026 and $319,900 median listing price at the county level in May 2026. Both figures were real. Neither was a suburban sale price.
