What is the median home price in Penfield, NY right now?
There is no verified 2026 median sale price for Penfield alone. Aggregator sites list Penfield figures from $314,950 to $382,000, but each carries an unclear reporting month. The best anchored local number is the Monroe County median sale price of $308,500 in May 2026, per NYSAR data reported by Rochester Business Journal. Penfield generally prices above that county figure.
If you are researching Penfield by name, you have probably already opened four websites and found four different median prices. That is not your imagination. It is a real problem with town-level data in a market this size, and it gets worse the smaller the town.
This post does three things. It tells you which Penfield numbers actually hold up under scrutiny and which do not. It gives you the housing stock and commute picture in concrete terms. And it shows you what to use instead of a town-wide median when you are trying to decide whether an asking price is fair.
I am not going to fill the gaps with guesses. Where the data does not exist, I will say so.
What is the median home price in Penfield right now?
Nobody can tell you with confidence, and anyone who quotes you a single clean figure is repeating something they did not check.
Here is what is actually in circulation for Penfield, with the problems attached:
- Movoto, July 2026: median list price of $374,000, roughly $192 per square foot on list, and a median 9 days on market described as unchanged from July 2025. Caveat: that same page's list of Penfield neighborhoods is made up entirely of city of Rochester neighborhoods such as Park Ave, Corn Hill and the South Wedge. That is a geography error, and it lowers my confidence in the rest of the page.
- Redfin, Penfield: median sale price $382,000, down 8.7% year over year, $211 per square foot, 13 offers on average, 8 days on market, 39 homes sold against 24 a year earlier. Critical problem: the body text dates this to May 2025 while the summary line says "last month." I could not resolve which month it describes, so I will not attach a 2026 date to it.
- RealtyTrac, no date shown: median estimated value $323,330, median list price $314,950, 279 transactions over the past year. The same page reports "275.00% of properties for sale," which is not a number that can exist. I do not use this source.
So the range on offer is roughly $314,950 to $382,000. That is a spread of about $60,000 on a town where the whole conversation is happening in the $300,000s. Some of those are list prices and some are sale prices. Some are modeled estimates. None of them are anchored to a confirmed 2026 reporting month.
The number that does hold up
The Monroe County median sale price was $308,500 in May 2026, a record high, according to NYSAR data reported by Rochester Business Journal on June 26, 2026. That is a sale price, from the state Realtor association, with a named month attached. It is the sturdiest local price figure available.
For context on how it differs from list data: Monroe County's median list price in May 2026 was $319,900, per Realtor.com data in the FRED series. List and sale are not the same measurement and should never be stacked side by side as if they were.
Penfield vs Monroe County median price: how should I read the gap?
Read it as a direction, not a distance. Every Penfield source I can find, flawed as they are, sits above the $308,500 county median sale figure from May 2026. That tells you Penfield prices above the county midpoint. It does not tell you by how much, because the Penfield figures are not reliable enough to subtract.
There is also a structural reason a town-wide Penfield median is shaky even when it is correctly dated. Redfin's Penfield page describes 39 homes sold in the reporting period. A median built on 30 to 40 sales moves sharply when a handful of larger houses close in the same month. In a county with thousands of monthly transactions, the median is stable. In one town, it is noise.

How fast are homes selling?
Fast, by every source that is internally consistent. Zillow reported homes in the city of Rochester going pending in around 8 days as of June 30, 2026. Movoto puts Penfield at a median 9 days on market in July 2026. Redfin's Penfield page shows 8 days.
Those three agree closely enough to trust the shape of the thing: in this market you are looking at a first weekend decision, not a two-week think. If you are driving in from out of area to tour, plan the trip around being ready to write, not around being ready to consider.
One number in circulation does not fit. A claim floating around Rochester coverage has homes selling at 120.57% of list with a 51-day median time on market. Those two cannot both be true of the same market. Something selling 20% over asking is not sitting for 51 days. Treat that pairing as a red flag on whatever page you found it on.
What is the Penfield commute to Rochester actually like?
Penfield sits northeast of the city, and the practical routes are Empire Boulevard, Penfield Road and Route 441 west toward Brighton and the city, with I-590 picking up traffic heading downtown. I have not seen a published 2026 commute time study for Penfield specifically, so I am not going to hand you a minute figure dressed up as data.
What I can tell you from driving it: the Penfield to downtown Rochester run is a normal suburban commute, comparable in feel to what you would drive from Pittsford or Brighton, and shorter in distance than coming in from Mendon or Honeoye Falls. If your work is at the University of Rochester or in the southern job corridor near Henrietta, you are crossing the city rather than driving straight in, and that changes the math. Drive your actual route at your actual hour before you commit. That is worth more than any average.
What is the housing stock like?
Realtor.com's December 2025 forecast for the Rochester market cited a median home age of 1966 for the metro. Penfield reflects that. The town's inventory skews toward postwar and later twentieth century construction, with newer subdivisions layered in over the following decades.
What that means when you are inside the houses:
- Systems age matters more than cosmetics. On a 1960s or 1970s house, ask about the furnace, the roof, the electrical panel and the water heater before you fall for the kitchen.
- Basements deserve a slow walk. Look at the perimeter, look for staining at the base of the walls, ask what runs when it rains.
- Square footage per dollar swings hard. Penfield list data puts price per square foot somewhere near $192 to $211 depending on the source and whether it is list or sale. Two houses at the same asking price can be very different sizes here.
- The town is served by the Penfield Central School District, with portions of the town falling into neighboring districts. Verify the district and the specific school assignment for any address you are serious about, in writing, rather than relying on a listing sheet.
What are mortgage rates doing?
Barely moving. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed at 6.65% for the week ending August 20, 2026, down from 6.67% the week before. A year earlier, the same week read 6.58%. The 15-year fixed was 5.95%, against 5.69% a year earlier.
Earlier in the month, the week ending August 6, 2026 showed 6.69% on the 30-year. So the whole first three weeks of August 2026 sat inside a band of about 6.65% to 6.69%, and the 30-year is up roughly 0.07 points from the same week in 2025.
That is a flat year. If you have been waiting for rates to break in one direction before you act, the last twelve months did not give you that signal, and nothing in the current data suggests a break is imminent.
What I could not verify, and why I am telling you
Being straight about the holes is the point of this post. As of late August 2026, I could not find any of the following from a source I would stand behind:
- A Penfield median sale price with a confirmed 2026 reporting month.
- An active listing count for Penfield from an MLS-derived source.
- Months of supply for Penfield.
- Sale price per square foot for Penfield with a confirmed 2026 month.
There is also an open question at the county level. Rochester Business Journal has been running coverage headlined around inventory rising in Monroe County alongside rising prices, and Freddie Mac's chief economist described national for-sale inventory as improving in the August 6, 2026 release. Meanwhile other Rochester pages claim supply is collapsing. Those cannot both be right, and I would rather tell you the question is open than pick the version that sounds more urgent.
One more timing note. August closings do not get published by the association until early to mid September. Anything claiming to report August sale prices in August is reporting a forecast or a modeled estimate, not closed sales.
So what should you actually use?
Comparable sales in your own price band, in your own part of town, from the last 90 days. That is it. A town-wide Penfield median built on 30 to 40 monthly sales cannot tell you whether the specific 1974 colonial you are standing in is priced correctly.
When I evaluate a Penfield house for a buyer, I pull closed sales within a tight radius, filter to similar square footage and similar age, then adjust for the things that actually move money here: finished basement or not, garage count, roof and furnace age, lot position, and whether the kitchen and baths have been touched since the 1990s. That produces a number you can defend in an offer. A headline median does not.
I came into this business from the investor side, buying and rehabbing before I was licensed. That work teaches you to distrust averages and go straight to the comps and the condition. It is the same habit I apply for buyers now.

The more useful comparison is what a similar house, similar age and similar size, actually closed for in each town in the last 90 days.
