Where should I live in Monroe County if I commute to downtown Rochester or URMC?
Downtown Rochester, the University of Rochester Medical Center and the airport all sit close together on the county's west and central side, fed by I-490, I-390 and Route 15. Search areas closest to them include city neighborhoods, Brighton and Henrietta. Prices generally step up as you move southeast toward Pittsford, Mendon and Honeoye Falls. Monroe County's median listing price was $319,900 in May 2026 (Realtor.com via FRED).
Most out of area buyers pick a town first and learn the road network second. That order costs money. You end up paying for a location that does not actually shorten the drive you make five days a week, or you rule out a price band that would have worked fine.
This post covers four things: where the three big commute anchors sit, which roads feed them, how asking prices tend to step as you move southeast through Monroe County, and the numbers I can attach a date and a source to.
One thing up front. I am not going to hand you drive times in minutes. I do not have a verified 2026 traffic dataset for Monroe County, and invented minute counts are exactly how people end up under contract on the wrong side of a highway. I will tell you what the geography does, and then show you how to measure your own commute properly before you commit to a search area.
Where do downtown Rochester, URMC and the airport actually sit?
Closer together than the town names suggest. All three anchors cluster on the west and central side of the county, which is why the price picture is less about compass direction and more about which highway you get on.
- Downtown Rochester sits inside the Inner Loop, fed by I-490 from the east and west and by I-590 and I-390 from the outer ring.
- The University of Rochester Medical Center is on Elmwood Avenue on the city's southwest side, just off I-390. A URMC commute is not a downtown commute. People routinely conflate the two and then discover that the fast route to one is the slow route to the other.
- Greater Rochester International Airport is off Brooks Avenue, minutes from URMC and also tied to I-390. If you fly for work, the airport is usually the easiest anchor to solve for, because whatever works for URMC generally works for the airport.
The practical consequence: I-390 and Route 15 carry the medical center and airport traffic from the south. I-490 and Monroe Avenue carry the downtown traffic from the southeast. If your job is at URMC and you buy a house whose natural route is Monroe Avenue inbound, you are crossing the city instead of entering it.
How do commutes shape price bands in Monroe County?
In broad terms, asking prices in this county tend to step up as you move southeast and away from the city line, and step down as you move toward it. That is the pattern, not a rule, and there are older and newer pockets in every town that break it.
Here is the honest state of the data. Monroe County's median listing price was $319,900 in May 2026, per Realtor.com data published through FRED. That is the freshest hard county figure I could source, and it is a list price, not a closed sale price. Zillow's home value index for the county sits at $285,439, up 4.1% year over year, on an undated page. Those two are different metrics measured different ways, and comparing them to each other tells you nothing.
Inside the city of Rochester, the July 2026 median sale price was reported as $230,000, up 17.95% year over year, by Houzeo, and as $199,000 by Movoto for the same month. Same city, same month, $31,000 apart. I mention that gap because you will see both quoted at you while you shop, and because it is a reminder to treat any single median as a rough anchor rather than a price target.
What I do not have is closed sales data with a stated reporting month for Henrietta, West Henrietta, Brighton, Pittsford, Mendon or Rush. Nobody publishes reliable town level closings for these markets on a monthly basis in a form I can cite. Anyone who quotes you a precise town median without naming the month and the source is repeating an aggregator's guess.

That Honeoye Falls number needs a warning label. Movoto published two different May 2026 medians for the same village, $449K on one page and $499K on another, and its month labels are garbled in places. The village is small, so a handful of closings moves the median. Honeoye Falls sits in the Honeoye Falls-Lima Central School District. Treat any single month figure there as directional at best, and look at a twelve month range instead.
What price band should I shop if I want a short drive to URMC?
Shop the routes that feed I-390 and Route 15 first, and expect the price band to widen rather than narrow. That corridor includes older city housing stock, mid century ranches and colonials in Henrietta and Brighton, and newer construction further south in Rush and Mendon. You can find something in the low $200,000s and something over $500,000 on the same highway.
The payment math matters as much as the price. The 30 year fixed averaged 6.65% for the week ending August 20, 2026, per Freddie Mac, down from 6.67% the prior week. Rates have moved inside a narrow band since spring, so they are not the variable that decides your search area. Property taxes and insurance vary by municipality and will do more to your monthly number than a quarter point on the rate.
Also plan for competition. Houzeo reported 0.33 months of supply in the city of Rochester for July 2026. A balanced market is conventionally described as five to six months. At a third of one month, you are not choosing between four houses on your street. You are deciding quickly on the one that comes up.
How do I measure my own commute before I choose a town?
Drive it, twice, at the real hour. Everything else is guessing.
- Pick two or three candidate addresses in different towns, not just different neighborhoods.
- Drive from each one to your actual workplace entrance, on a weekday, at the time you would leave. Merge points behave nothing like they do at 1pm.
- Do the reverse trip too. Inbound and outbound are not symmetrical around the Inner Loop.
- Do one run in poor weather if you are shopping between November and March. Lake effect snow bands hit some corridors harder than others, and that is a real part of a Monroe County commute.
- Add parking. At URMC and downtown, where you park and how you get from the garage to your desk can be a bigger daily variable than the highway.
Once you have real numbers for your own trip, the price question gets much simpler. You will usually find that one corridor buys you noticeably more house for the same drive, and that is the corridor to search hard.
What I look at inside the houses
Commute is the filter. Condition is the decision. A few things I check in this part of the county, because they show up repeatedly and they cost money:
- Driveway grade and length. A long uphill driveway is a different winter than a short flat one.
- Garage access. Attached and heated versus detached at the back of the lot changes how the house lives from December to March.
- Age of the mechanicals. Older stock closer to the city often has newer furnaces and older everything else. Read the dates on the equipment, not the listing adjectives.
- Highway proximity. Being close to an I-390 or I-490 on ramp is convenient and audible. Stand in the back yard with your phone off.

Is a URMC commute the same as a downtown Rochester commute?

Areas that feed easily into one do not always feed easily into the other. If two people in the household work at the two different anchors, test both trips from every address you seriously consider.
Why can't you tell me the median home price in Henrietta or Pittsford?
Because no source I can verify publishes town level closed sale medians for those markets with a stated reporting month. The county level figures I can cite are a median listing price of $319,900 for May 2026 from Realtor.com via FRED, and a Zillow home value index of $285,439, up 4.1% year over year, on an undated page. Town numbers you see quoted online are usually aggregator estimates, and aggregators disagree sharply with each other even at the city level.
How competitive is the market right now?
Supply is very tight. Houzeo reported 0.33 months of supply in the city of Rochester for July 2026, against a conventional balanced market benchmark of five to six months. That means fewer choices per week and faster decisions, so it helps to have your financing sorted and your search corridor narrowed before you start touring.
Do mortgage rates change which town I should shop?
Not much at the moment. Freddie Mac put the 30 year fixed at 6.65% for the week ending August 20, 2026, after 6.67% the week before, and rates have stayed in a narrow band since early spring. Local property taxes, insurance and the condition of the house will move your monthly cost more than recent rate movement has.
Does buying further southeast always mean paying more?
Generally prices step up as you move southeast away from the city line, but it is a pattern rather than a rule. Movoto reported a median list price of $449K for Honeoye Falls in June 2026, though that source published a conflicting figure for the same village, so treat small town monthly medians as directional only. Every town in south and southeast Monroe County has both older and newer housing stock at different price points.
