How many homes are for sale in Mendon, NY and what do they cost?
Homes.com showed 19 active single-family listings in Mendon, New York as of August 2026, ranging from $189,900 to $1,298,000, with a median single-family price of $572,900. Zillow put Mendon's average home value at $484,397 as of May 31, 2026, up 6.3% year over year. Town-level sale data is small-sample and sources disagree.
If you are searching Mendon by name, you have probably already seen the listing count: 19 active single-family homes, priced from $189,900 to $1,298,000. That is the whole town's for-sale inventory in one screen. This post explains what a price band that wide tells you about the housing stock, where the public numbers for Mendon fall apart, and the specific questions you should ask an agent before you spend a Saturday touring.
I am going to be blunt about one thing up front. Mendon closes very few sales in any given month. That means almost every statistic you find online about Mendon NY home prices is either a list-side number, a modeled estimate, or a small sample that swings wildly. I will tell you exactly which is which.
What does a $189,900 to $1,298,000 range actually tell you?
It tells you Mendon is not one market. It is at least three, sitting inside the same town line, and the average of them describes almost nothing you will actually walk through.
A spread of nearly $1.1 million across 19 listings is not a town with a house type. It is a town with parcels. In practice, that range in a low-density Monroe County town usually breaks down like this:
- The bottom of the band. Older, smaller structures on modest lots, or homes needing significant work. At $189,900 in this market, assume the price reflects condition, size, or both. Go look at the mechanicals and the roof first, not the kitchen.
- The middle. This is where the median lands. Homes.com put Mendon's median single-family price at $572,900 as of August 2026, with an overall median home price of $564,900 and an average sale price of $526,379 in the same snapshot. Those three numbers sitting within about $46,000 of each other suggests a real cluster of inventory in the mid-to-high five hundreds.
- The top. Above roughly $900,000 you are usually buying acreage, a custom build, or both. A $1,298,000 asking price in a 19-listing town is a specific property, not a market segment. It moves the average and tells you nothing about what you can buy.
The practical takeaway: when a town has 19 listings, the "median" is one house. Move two properties in or out of the pool and the median jumps fifty grand. Treat Mendon NY home prices as a description of the current 19, not as a trend.
How much has Mendon appreciated?
The most defensible number available is Zillow's average home value for Mendon: $484,397, up 6.3% year over year, updated May 31, 2026. That is a modeled valuation across all homes in the town, not a sale price, and it is the figure I would anchor to.
Notice that it sits well below the Homes.com median of $564,900. That is not a contradiction. An average value across every house in a town includes homes that are not for sale, and the homes currently listed skew larger and newer than the town's overall stock. Two different metrics, two different populations.
For context on the wider county: Zillow's average home value for Monroe County was $285,439, up 4.1% year over year, though the reporting month was not shown on the source page. The Realtor.com median listing price for Monroe County was $319,900 in May 2026 (FRED series MEDLISPRI36055). Mendon sits meaningfully above both, which is consistent with the lot sizes and the price band you see on the listings.
Where the Mendon data openly contradicts itself
I would rather show you the mess than smooth it over, because if you are comparing sites you have already noticed it.

Read the last two rows again. Twenty days versus 101 days, over overlapping periods, for the same town. That is a fivefold gap, and neither can be checked without MLS data.
A few more warnings worth your time:
- Movoto's Mendon page is not reliable. It lists the "best and safest neighborhoods in Mendon" as Downtown Rochester, Park Avenue, Cobbs Hill, East Avenue and Upper Monroe. Those are all City of Rochester neighborhoods, more than a dozen miles away. Its June write-up also compares June 2026 to May 2025. I would not cite it for Mendon at all.
- Redfin's Mendon page is stale. The headline shows a median sale price of $348,000, down 36.7% year over year, and $199 per square foot. The supporting text underneath is April 2025 data, based on seven homes sold. A 36.7% drop off a seven-sale base is a sample artifact, not a price collapse. Ignore it.
- Movoto's prices are list prices, not sale prices. Homes.com mixes a "median home price" with an "average sale price" and does not define either. That alone explains a large part of the spread above.
Here is what I could not find for Mendon from any source, and will not invent: a closed-sale, MLS-sourced median for July or August 2026; a sold-basis price per square foot for 2026; months of inventory at the town level; and the number of closed sales in Mendon this summer. If a site is showing you those confidently, ask where they came from.
The rate backdrop you are buying into
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed at 6.65% for the week ending August 20, 2026, down from 6.67% the prior week. The 15-year fixed was 5.95%, from 5.96%. Earlier in the year the 30-year was 6.46% in the week of April 2, 2026, and it reached roughly 6.58% in late July, described at the time as an 11-month high.
So rates are close to where they were a year ago, but the path through 2026 has not been flat. On a Mendon purchase in the mid five hundreds, a swing of twenty basis points is real money in your monthly payment. Get a rate quote dated the week you write the offer, not one from spring.
Why the countywide headlines do not describe Mendon
A lot of what you will read about Rochester is city data. Houzeo reported the City of Rochester at a $230,000 median sale price for July 2026, with 169 homes available, 87 new listings, months of supply at 0.33, and 509 homes sold. That is a different housing stock in a different price band, and it should not be used to describe Mendon, Pittsford, Rush, Honeoye Falls or the other south and southeast Monroe County towns.
That same Houzeo page also shows a sold-to-list ratio of 120.57% alongside 51 median days on market. Those two do not go together. A market clearing 20% over asking does not take 51 days. The page carries an AI-forecast label. It also reports a 17.95% year-over-year median price gain in the same month as a 78.6% jump in sales volume, which reads far more like a change in what got counted than like 18% appreciation. For comparison, Zillow's read on the same city was up 4.3% year over year as of June 30, 2026. Two aggregators, same market, same summer, a 13-point spread.
On the wider metro, HousingWire reported in November 2025 that Rochester had 0.96 months of inventory, the lowest of any major New York metro, with a median list price of $249,900 and 28 median days on market. Realtor.com's December 19, 2025 forecast ranked Rochester the number two U.S. housing market for 2026, projecting a 5.3% rise in sales and a 10.3% rise in median sale price, and noted that 40% of listing views came from out of state. It also put the region's median home build year at 1966. That forecast is a forecast. Zillow's actual mid-2026 reading of roughly 4% growth is the reality check.
What to ask an agent before you tour Mendon
Because the public data will not answer these, and an agent with MLS access can pull them in minutes:
- Closed sales in Mendon over the last 12 months, with addresses. Not a median. The actual list, so you can see the mix yourself.
- Sold price per square foot, by price band. The sub-$400,000 sales and the $900,000-plus sales behave differently. Ask for them separately.
- Days on market on a closed basis, and how many of the 19 have had a price reduction. This settles the 20-versus-101 question directly.
- Water, septic and well. In lower-density Monroe County towns this is not a footnote. Ask which listings are on municipal water and sewer, and which are on well and septic, before you fall for a floor plan.
- Which school district serves the specific parcel. District boundaries in this part of the county do not always follow town lines, and the Mendon and Honeoye Falls boundary question is worth confirming parcel by parcel with the district or the town, not from a listing sheet.
- Property taxes on that exact parcel, current year. Not the town average. Pull the bill.
- What sold and did not close. Withdrawn and expired listings tell you where the ceiling actually is.
Nineteen listings is a small enough pool that you can see all of them. That is genuinely an advantage. It also means your leverage depends entirely on knowing which of the 19 have been sitting and why, and no public site will tell you that.
Common questions
Is $564,900 the real median price in Mendon, NY?
It is what Homes.com published for August 2026, and it is a reasonable description of the current listing pool. It is not a verified closed-sale median from MLS data, and I could not find one for July or August 2026 from any source. With only 19 active listings, the median shifts significantly when one or two homes enter or leave the market. Treat it as a snapshot, not a trend line.
Why do Zillow, Redfin and Movoto show such different prices for Mendon?
Because they are measuring different things over different footprints. Zillow's $484,397 as of May 31, 2026 is a modeled average value across every home in the town. Movoto's $744,000 for July 2026 is a median list price, which counts only what is currently asked, not what anyone paid. Redfin's $348,000 headline is supported by April 2025 text based on seven sales and should not be used at all.
Are Mendon homes selling quickly?
The sources disagree sharply. Homes.com reported an average of 20 days listed before sold as of August 2026, while Movoto reported a median of 101 days on market for July 2026. Neither can be verified without MLS data. The only way to settle it is to have an agent pull closed-sale days on market for Mendon directly.
How does Mendon compare to other Monroe County towns on price?
Mendon sits well above the county figures. Zillow put the Monroe County average home value at $285,439, up 4.1% year over year, and Realtor.com data via FRED showed a county median listing price of $319,900 in May 2026. Mendon's Zillow average value of $484,397 is roughly 70% higher than the county average, which is consistent with the lot sizes and the top of the current listing range.
What mortgage rate should I budget for right now?
Freddie Mac reported the 30-year fixed at 6.65% for the week ending August 20, 2026, and the 15-year fixed at 5.95%. Rates moved from 6.46% in early April to roughly 6.58% in late July to 6.67% in mid-August, so the intra-year path has been anything but flat. Get a quote dated the week you plan to write an offer.
