If you are searching Fairport NY homes for sale, you want two numbers before you spend a Saturday touring: what it costs, and how long you get to think about it. This post gives you both, tells you which published figures I trust and which I do not, and shows how Fairport sits against the wider Monroe County market. Every number here is tied to a reporting period and a source. Where I do not have a number, I say so instead of filling the gap.
What does a house in Fairport actually cost?
The most defensible figure is a trailing 12-month median sale price of $380,000, up 1 percent over the prior 12 months, reported by Homes.com for the period ending mid-2026. That is the one I would plan a budget around.
Here is the rest of what is published, so you can see the spread for yourself:
- Median home price of $329,900 in June 2026, and an average sale price of $412,415 the same month (Homes.com).
- Median sale price of $349,791, down 23.1 percent year over year, for May 2026 (Redfin).
- Median list price of $507,000 in May 2026, then $389,000 in June 2026, a 22 percent drop in one month (Movoto).
- List price per square foot of $208 in May 2026 and $197 in June 2026, down 2 percent (Movoto). Note that both are list, not sold, figures.
A 23 percent annual decline and a 22 percent one-month list price collapse would be alarming if they were real. They almost certainly are not. Fairport is a small market. A handful of closings in a given month decides the median, and if three larger homes close in May and three smaller ones close in June, the median swings twenty points without a single house losing value. The trailing 12-month figure over that exact same window is up 1 percent. That is the tell.
Practical takeaway: ignore single-month Fairport percentages. Use the annual number, then price the specific street and the specific house.

Monroe County set a record in May 2026. The county median sale price was $308,500, up 7.9 percent from $286,000 in May 2025, per NYSAR data reported by the Rochester Business Journal. The prior record was $300,000, set in June 2025.

Read the table carefully. These are different periods and different geographies, so treat the gap as directional, not exact. On that basis, Fairport carries roughly a $70,000 premium over the county median. That is real money, and it is the single biggest budget fact for anyone moving to Fairport New York from elsewhere in the region.
The county's flat annual figure for Fairport against a 7.9 percent county gain does not mean Fairport is lagging. It means the two numbers cover different windows and different sample sizes. I would not build a thesis on it.
How fast do Fairport homes sell?
Fast. Homes.com puts Fairport days on market at an average of 12 days over the trailing 12 months, against 58 days nationally. Movoto reports a median of 7 days in both May and June 2026, down 12 percent year over year.
Those two figures disagree in the way you would expect an average and a median to disagree, which is reassuring. Both say the same thing: a Fairport listing that is priced correctly and shows well is under contract inside two weeks.
What that means for how you shop:
- Get fully underwritten before you tour, not pre-qualified. A verbal pre-qual will not hold up against a seven day timeline.
- Assume you see a house within 48 hours of it hitting the MLS or you do not see it as a live listing.
- Decide your walk-away number before you write, not after a counteroffer arrives.
- Have an inspector you can reach on a weekend.
Speed is also why I tell buyers to tour houses they think are slightly wrong. In a market this quick, you learn the housing stock by walking it, and you will not get a leisurely education.
Village or town: what you are actually buying
Fairport is a village inside the Town of Perinton, and buyers use "Fairport" for both. The village core sits along the Erie Canal on a tighter street grid with older homes and smaller lots. Move outward into the town and the housing stock shifts toward postwar and later subdivisions on larger parcels. Village addresses carry village taxes on top of town and county levies, which is a line item worth pulling before you fall for a specific street.
The condo segment is thin. Homes.com showed just four active condos priced from $179,900 to $299,900 at the time of that reporting. If a condo is your plan, understand that you may wait months for the right one.
Homes here are in the Fairport Central School District. I state that as a fact of address, not as a rating.
What I do not know, and will not guess
No credible public source gives an active listing count for Fairport, months of supply for Fairport, or sold price per square foot for Fairport. The per-square-foot numbers floating around are list prices. Anyone quoting you a Fairport months-of-supply figure should be asked where it came from.
County-level association data also runs on a lag. As of late August 2026 the newest NYSAR Monroe County release I could verify was May 2026. Aggregator sites publish more recent numbers, but they contradict each other badly. For the City of Rochester in July 2026, four sources reported medians of $230,000, $199,000, $255,000 and $252,192, a $56,000 spread, and days on market of 51 versus 13 for the same city in the same month. That is not a market mystery. That is methodology.
Are rates the reason to wait?
No. The 30-year fixed averaged 6.65 percent for the week ending August 20, 2026, per Freddie Mac, against 6.58 percent a year earlier. That is seven basis points. On a $308,500 purchase with 20 percent down, the difference between those two rates is roughly $11 a month by my own calculation. Rates eased three weeks running into late August after touching 6.58 percent in late July, which was an 11-month high at the time.
The variable that actually decides whether you get a house in the Fairport housing market is supply, not financing cost. Monroe County closed sales fell 17.6 percent year over year in May 2026 while new listings stayed flat at 844. Fewer transactions with the same number of listings is a volume problem, not a price problem. Prices set a record in the same month.
